Anthem opened in 1999 as a Del Webb master plan at the foot of Daisy Mountain, and it has grown into a community of its own: Anthem Community Park with its water park, lake and ball fields at the center, Boulder Creek High School and the Deer Valley district schools, the Outlets at Anthem at the freeway, and the two gated Anthem Country Club courses on the east side. Major renovations and capital projects are quoted separately, with the supervision scope agreed in writing first. Newer homes keep this line item low.

Inspections

Move-in, move-out, and periodic condition inspections with photos, included in the fee rather than billed per visit.

Compliance & Trust Accounting

Arizona Residential Landlord and Tenant Act compliance, proper trust accounting, and ADRE oversight. Licensed brokerage, general liability and E&O insured.

The Difficult Parts

Late rent, lease violations, notices, and the occasional eviction. This is the part owners hire out, and it is the part we take off your plate entirely.

What does property management cost in Anthem?
One all-inclusive rate, quoted per property once we have seen it. No setup fee, no inspection fee and no marketing charge — those are simply part of the service.
Is Anthem a good rental market?
For long-term family rentals, one of the most dependable in north Phoenix. Families move to Anthem for the schools, the park and the space, and they stay for years. Inventory is finite because the community is built out, which keeps a well-managed home occupied. We will tell you honestly what your specific property should rent for.
Who rents in Anthem?
Families, mostly — relocating households who chose the community for Boulder Creek and the Deer Valley schools, professionals commuting to the Deer Valley, Norterra and north Phoenix employers, and a smaller number of seasonal residents inside the Country Club. They sign long leases and they renew.
What about the Anthem Community Council and the HOA?
Every Anthem home sits under the Anthem Community Council, and the Country Club has its own association and club rules on top of it. Both regulate leasing, parking, landscape and paint. We keep the lease and the tenancy compliant so violations never reach you, and we handle the correspondence when they do.
Do you manage property in New River and Desert Hills too?
Yes. Acreage and horse property on well and septic is a different tenancy and a different maintenance list, and we manage it alongside Anthem under the same all-inclusive rate, with the well, septic and access items budgeted before the lease rather than after.
Do you also sell homes in Anthem?
Yes. Our brokerage is dual-licensed in Arizona and California, so we handle the sale when an owner decides to exit and the purchase when an investor wants to add to a portfolio. Management and brokerage under one roof means nobody has to be brought up to speed.
